agents "don't like" VA buyers? - Zillow Real Estate Advice

Hi There,

There are a lot of misconceptions about VA loans. One is that the inspections are very picky. This isn't true. Like FHA, they just want to make sure the home is safe and habitable. If there are live electrical wires hanging from the ceiling, or obviously installed haphazardly, it will be called out. I had a conventional loan with 25% down, require that a broken window was replaced before closing, and required the drywall broken into to look for the cause of a discoloration on the ceiling. It was one of the big banks my buyer insisted on using, so it also depends on the underwriter. If you go with a larger bank, the underwriters are often outsourced and have no authority to question anything. They'll often make conditions out of something they have the slightest question on. I prefer to use lenders with in-house underwriting, where they can go directly to an owner or loan officer to discuss the issue first, and where I can ask them a question before an offer is even submitted. I like my buyers to go into escrow with as much information as possible, to avoid any unexpected or expensive surprises.

Also, there are expenses that VA buyers cannot pay, so sellers have to absorb them. It's not a whole lot relative to the price of a house, and as with any deal, the buyer and seller can negotiate for other expenses to be picked up by the buyer.

An agent who doesn't like VA buyers doesn't understand VA loans, or they don't know the contracts well enough to know how to negotiate them, or they just don't want to bother.
